Home Inspection Training

Individuals can take a part time college course, full time two week course or just go on line to get some credentials and start a home inspection company.

Buy a big new shiny website for $500.00 and all of a sudden you have all that's needed to start bringing in customers. These people will be putting their life savings into buying a home and most will never check the credentials of their home inspector, who is typically recommended by their Realtor.

Most Real Estate boards in Ontario require their members to refer at least 3 home inspectors to their clients. Some Realtors make no referrals at all and allow their clients to do their own research and choose whoever they want. Check your home inspectors qualifications and look closely at his certifications to see if any on them are from government agencies.

Personally I have found that the Realtors who are selling properties that are in dire need of repair will typically use a Home Inspector that will just give the home a quick once over without scaring off their buyer. Although I feel sorry for those buyers as a Home Inspector I am just as happy not to be involved in that type of transaction.

Good home inspectors will have the training, knowledge and experience to be able to explain the scope of work required to repair a deficiency and also give a ballpark estimate of possible cost. Some Realtors will try and gloss over a potential deficiency if they think it will scare off the buyer while others will accurately describe the work involved and costs that previous clients have incurred.

Many buyers will walk away from a Real Estate purchase when a home inspection finds a major deficiency. Some of the deficiencies that I have encountered are asbestos insulation, aluminum wiring, leaking basements or knob and tube wiring.

See what your home inspector training actually involves. Were all the certificates posted on his site from online diploma mills or are there actually some government trade or association certificates. Your home inspector should have some prior building experience other than renovating his own basement. Many home inspectors list anything they have ever done in their life as part of the home inspection training. Knowing how to nail studs on a wall spaced at 16 inch centers would not be a prerequisite to hiring a home inspector.
